Equinox Hotel terrace and reflecting pool at sunset in Hudson Yards

Principal Investments / Equity

Hotel Acquisitions.
Equity & Recapitalizations.

We acquire hotels and equity interests through direct acquisitions, joint ventures and recapitalizations. Each investment defines our ownership rights, responsibilities and business plan.

Mandate

Repositioning &
Adaptive Reuse

We focus on branded and independent U.S. hotels, including select-service and extended-stay properties.

We compare continued hotel operation with adaptive reuse, including hotel-to-housing conversions. Demand, zoning, approvals, building suitability, cost and time to stabilization determine the case. We consider other real estate selectively where our expertise supports the investment.

Process

Our Investment Process

01

Origination & Underwriting

Source opportunities through research and relationships. Test price, condition, demand and recurring cash flow against independent evidence.

02

Capital Structuring

Match leverage, maturities, reserves and equity commitments to the investment strategy, operating plan and downside scenarios.

03

Value Creation

Set renovation, brand, operating and conversion priorities, with budgets, milestones and named responsibilities.

04

Active Asset Management

Track performance, capital expenditure, liquidity and covenants. Address variances with operators and specialists.

05

Realization

Compare the remaining ownership case with sale or refinancing alternatives, including costs and execution risk.

06

Capital Recycling

Reinvest when another opportunity offers a stronger investment case. Capital recycling remains subject to governing documents.

Value creation / Illustrated

Hospitality operating value

For assets retained as hotels, operating income and market valuation both affect value. Hotel-to-housing and other conversions require a separate plan for approvals, capital expenditure, delivery and leasing.

01 / PositionProduct & brand

Renovation, guest fit and distribution.

02 / OperateRevenue & margins

Occupancy, rate, labor and operating costs.

03 / CapitalizeCash flow & value

Sustainable net operating income evaluated at a market capitalization rate.

Value creation depends on acquisition basis, execution, capital spending and market conditions. Higher operating income does not guarantee a higher exit value or investor return.

Seven levers of value creation

The drivers of investment value

Acquisition basis

Price the asset for its current condition and the capital it still needs.

Capital structure

Balance cost, flexibility, maturity and refinancing exposure.

Operations

Evaluate revenue management, labor, distribution costs and operating margins.

Brand

Test franchise economics, renovation obligations and demand contribution.

Positioning

Align the product and guest experience with achievable market demand.

Governance

Define approvals, reporting, operator accountability and conflict management.

Timing

Sequence spending, stabilization, refinancing and realization around the asset’s needs.

These levers describe our approach, not a promise of results. Demand, interest rates, competition and exit pricing remain outside ownership’s control.

Capital strategy

Capital Structuring
& Governance

The business plan determines the capital structure, decision rights and operating responsibilities.

Investment leadership

We lead the investment thesis and asset strategy, with authority defined in the governing agreements.

Operating partnerships

Our team works with operating partners and specialists to execute the investment strategy, with oversight of budgets, performance and material decisions within the agreed scope.

Ownership structures

We may acquire full ownership, majority or minority equity interests, or invest in recapitalizations. Decision rights, transfer restrictions and exit provisions depend on the position and governing agreements.

Capital contributions, security classes, fees, carried interest, rights and conflicts are investment-specific and must be evaluated in definitive documents.

Portfolio philosophy

Realization &
Capital Recycling

We hold when the remaining investment case is attractive and consider a sale when the business plan is complete or capital has a better use.

Concentrated ownership increases exposure to individual assets and markets. Investors should evaluate each commitment in the context of their broader portfolio, liquidity needs and capacity for loss.
